Property preparation

Getting your property ready for the shoot

We spend our time on-site capturing your listing, not staging it. To keep the shoot fast and the images their best, please have the property ready before we arrive.

Every room

  • All lightbulbs working and turned on.
  • Personal items, papers, sensitive documents, and prescription bottles removed.
  • Countertops and surfaces cleared of clutter (small appliances, toothbrushes, remotes, chargers).
  • Trash cans out of sight.
  • Blinds and curtains open and arranged uniformly.
  • Beds made; decorative pillows arranged.
  • Rugs straight; furniture in intended position.
  • Ceiling fans off (they blur in exposures).

Kitchen

  • Sink empty; dishes and drying racks put away.
  • Fridge magnets, calendars, and photos removed from the fridge exterior.
  • Small appliances stored except for one or two intentional pieces.

Bathrooms

  • Toilet lids down.
  • Personal toiletries put away.
  • Towels fresh and coordinated.
  • Bath mats straight; shower curtains closed.

Living rooms & bedrooms

  • Remotes and cords tucked away.
  • Family photos taken down if you'd prefer privacy.
  • Toys and pet items put away.

Exterior

  • Vehicles moved off the driveway and away from the street view when possible.
  • Trash / recycling bins pulled to the side or into the garage.
  • Yard tools, hoses, and toys stored.
  • Landscaping trimmed; leaves cleared from key sight-lines.
  • Pool cover off if we're photographing the pool; water clear.

Occupants & pets

  • Please secure all pets. We love animals but we can't photograph rooms with them roaming.
  • If people are home, please ask them to stay out of the rooms we're photographing.

Access

  • Please share access details (lockbox code, alarm code, gate code) securely — we'll send you a secure link.
  • We delete access information after the shoot.

What we don't do

  • We are not movers, cleaners, or home stagers.
  • We won't move heavy, fragile, or hazardous items.
  • We may make small photographic adjustments (e.g., straighten a picture, remove a garbage can from a shot), but we won't rearrange furniture.

Weather (exterior / twilight only)

We monitor forecasts. If conditions are unsafe or clearly bad for the exterior, we'll reach out to reschedule per your booking terms.

Thanks — a photo-ready home saves us time, gets you better images, and reduces the risk of anything getting bumped as we move around.
